The Challenge

The client owned two properties but was told by their 'Big 4' bank that their borrowing capacity was exhausted. Their portfolio was cross-collateralized, meaning one lender controlled all their equity, effectively capping their growth.

The Tenfold Strategy

We implemented a Lender Sequencing plan. We untangled the cross-collateralization, performed an Equity Release from Property #1 to create a deposit, and moved Property #2 to an Interest-Only structure to optimize cash flow for the next purchase.
